This fee will depend on the number of properties found in the name of a single owner, bearing in mind that if no property is found with the information given, a minimum fee will also be charged.
Therefore , the name of the owner must be provided, but also, for more accurate searches, information such as D.N.I. if the owner is Spanish, N.I.E for a foreign owner or C.I.F if it is a company, will improve success rates, along with the location of the property.
You should also take into account that, as the inscription in the Land Registry is not compulsory, the ownership may still be in the name of any previous owners, which is quite common in cases of inherited assets, so searches using the name of former owners are advisable.
